RB Interiors is responsible for re-decorating only.
This will include electrical wiring for new pendant lights only


Wall floors and ceiling materials.

The existing walls are gyprock and are to remain as they are. The ceiling is also gyprock with down lights through out the terrace and will remain the same. Some of the down lights may be replaced with pendant lights. Gyprock plaster repair to ceiling when down lights are removed.

The floors are timber on the ground floor and carpeted on the first and second floor. These coverings are to be replaced with more sustainable materials and finishing.

Windows.

All existing windows and door are to remain the same. New window treatments of blinds and curtains for better heat insulation and lighting.

Plumbing, electric, fixtures and outlets. 

All plumbing, electrical outlets, kitchen and bathrooms are to remain the same. No alterations or modifications.

Architectural modifications that are possible. 

In the southern end of the attic/loft space a stud wall may be built to create storage in an otherwise dead space. Also a skylight may be installed in the same space as there are no windows.

Sourcing and purchase of furnishings, home wares, window treatments, flooring, lighting and trades people.

Elements for reuse - finishes and furnishings.

Kitchen, bathrooms, staircases, gas, appliances, air conditioning, laundry
Some furniture items may be reused if in keeping with the interior design style.
External native planting
Existing high efficiency appliances
Reverse cycle air conditioning
Gas heating and cooking

Internal and external building work
No responsibility for builders and plumbers.
No responsibility Electrical work outside of re-wiring for pendants.
No work to be done to kitchen or appliances
No work to be done on the bathrooms.
